Rowhouses, plexes & shared roofs

Roofing in Verdun and the Sud-Ouest

Verdun, Saint-Henri and Pointe-Saint-Charles are rows of attached brick plexes and workers’ houses, with long flat roofs running from one building to the next.

When roofs are joined like that, a leak doesn’t care where the property line is. Water can come in at the neighbour’s parapet or a shared drain and show up in your ceiling, so we look at the roof as a whole before we decide what to fix.

We repair and replace flat roofs, rebuild the flashings where buildings meet, fix parapets and drains, and can work with the neighbours when a repair crosses onto their side.

The roofs we see here

  • Flat membrane roofs on attached plexes and rowhouses
  • Shared parapets and party walls between buildings
  • Roof drains serving more than one building
  • Some mansard fronts and cornices on the older rows

What usually goes wrong

  • Leaks at the joint between two roofs or along a shared wall
  • Ponding water on long, flat runs
  • Cracked parapet caps letting water into the brick
  • Old repairs layered on top of each other

Common questions

The leak might be coming from my neighbour’s roof. What now?

We’ll find where the water actually gets in and show you. If the repair crosses onto the next building, we can explain it to your neighbour and quote both sides.

Can you redo just my section of a shared roof?

Yes, as long as the joint with the neighbouring roof is detailed properly so it stays watertight.

Can my neighbours and I redo our roofs together?

Yes, and on attached roofs it often makes sense: one crew, one continuous membrane and no joint to seal between you. We can quote each owner’s share separately.

Water sits on my roof after rain. Is that a problem?

Over time, yes. Standing water wears a membrane out faster and finds every weak spot. We check the drains and the slope and correct them.

My parapet cap is cracked. Does that matter?

Yes. Water gets in at the crack and soaks down into the brick and the wall below. We redo the cap and the flashing under it.

How can I tell my roof is leaking before I see a stain?

Bubbling or discoloured paint on the top-floor ceiling or walls is often the first sign. An inspection can also catch worn flashings and cracked caps before water gets in.
