Plexes, flat roofs, leak repair

Roofing in Rosemont, La Petite-Patrie and Villeray

Street after street of brick duplexes and triplexes, almost all with flat roofs. Many owners live on one floor and rent the others, so a leak is never just your own problem.

A lot of these roofs have been patched many times over the years, one layer on top of another. When a leak keeps coming back, the fix is usually to find where the water really gets in, which is rarely right above the stain on the ceiling.

We inspect, repair and replace flat roofs on plexes, redo flashings at parapets, skylights and roof hatches, and give owners a straight answer on how many years a roof has left.

The roofs we see here

  • Flat membrane roofs on duplexes, triplexes and small apartment buildings
  • Older roofs with several layers of patches
  • Skylights and roof hatches over stairwells
  • Brick parapets and shared walls between buildings

What usually goes wrong

  • Leaks that come back after each patch
  • Water pooling where the roof has sagged or the drain sits too high
  • Worn flashing around skylights and hatches
  • Snow and ice damage after a hard winter

Common questions

I own a triplex. Can you tell me how long my roof has left?

Yes. An inspection tells you whether it needs repairs now, can wait a few years, or should be replaced, so you can plan the cost.

My roof leaks in a different spot every year. Why?

Water can travel a long way under a membrane before it shows on a ceiling. We trace it back to where it gets in instead of patching the spot above the stain.

Can you patch it one more time, or is it too far gone?

If the membrane is sound and the problem is in one spot, a repair is fine. If it’s already covered in patches and still leaking, another patch usually just buys a season. We’ll show you what we find and let you decide.

Will the work disturb my tenants?

Very little. We work from the roof and close it up watertight at the end of each day. If the roof hatch is over a shared stairwell, we’ll arrange access with you ahead of time.

My skylight leaks. Do I need a new one?

Not always. Most skylight leaks come from the flashing around it, not the skylight itself. If the unit is worn out, we’ll tell you.

Can I wait until next year?

It’s better not to. Another hard winter can push a damaged roof over the edge, and leaks only get worse with time. Have it looked at so you know what you’re waiting on.
